We all know the demographics. Australia is ageing fast. By 2050, one in three Australians will be 55 or older.
This shift is now starting to shape the housing market with the realestate.com.au GemLife Downsizing Australia Report 2025 shedding light on what’s driving tomorrow’s customers and, more importantly, what is holding them back.
Top motivators? Lower maintenance (34%), preparing for retirement (29%), and proximity to family (15%). These buyers aren’t just trading space for simplicity, they’re looking to improve quality of life. But the transition is emotional. The hassle of moving, uncertainty around costs, and fears of lifestyle compromise still hold many back.
The good news? The right product unlocks action.
Purpose-built communities are resonating. Nearly 60% of downsizers would consider an over-50s lifestyle community. But only 17% are definite, meaning there’s still work to do in building trust and transparency.
What matters most to them? Solar energy, secure garages, outlooks with greenery, and, crucially, access to medical services. In fact, 47% rate proximity to health care as a top priority, well above the general market.
To truly meet this market, retirement living operators need to go beyond the basics. That means:
- Designing for independence: single-level layouts, space for guests, and smart home tech.
- Building community: wellness programs, travel options, and lifestyle flexibility.
- Being transparent: clear financial models, no hidden fees, and capital gain retention.
An upgrade, not a compromise
The report is clear: downsizing should be seen as an upgrade, not a compromise.
That raises an important question for every retirement village professional – does our community feel like an upgrade?
Are we offering homes and lifestyles that genuinely excite people, or ones they settle for because the alternatives are limited?
